How to Become a Real Estate Agent in Dubai: A Step-by-Step Guide for Expats

Are you dreaming of becoming a real estate agent in the bustling metropolis of Dubai? The Dubai real estate market offers exciting opportunities for individuals seeking a career in property sales. However, to embark on this journey, you need to follow a structured process, especially if you're an expatriate. In this comprehensive guide, I'll walk you through the essential steps to kickstart your career as a real estate agent in Dubai.

Step 1 – Obtain a Residency Visa (For Expats)

The initial hurdle for expatriates aspiring to become real estate agents in Dubai is obtaining a residency visa. Unlike some countries where freelancing is common, Dubai mandates that real estate agents must be employed by a registered real estate brokerage to apply for a Broker's Permit. Here's what you need to do:

Search for Job Opportunities

Begin your journey by actively looking for job openings with real estate agencies in Dubai. Platforms like LinkedIn, dubizzle (jobs), Bayt, and company websites often post job listings for real estate agent positions.

Secure a Residency Visa

As an expatriate, you must have a valid residency visa to work as a realtor in Dubai. This visa can be acquired either through your employer (if you've secured a job) or as a spouse sponsored by your partner who is employed in Dubai. If you're under a spousal residency visa, keep in mind that you'll also require a work permit from the real estate agency.

Emirates ID

An essential document for residents of the UAE is the Emirates ID. You'll obtain this once you become a resident. If you're new to the country, familiarize yourself with the uses and benefits of the Emirates ID.

Step 2 – Obtain the Brokers License

After obtaining your UAE residency, the next crucial step is to secure the Real Estate Brokerage Exam, leading to a Brokers License. This license is mandatory for those who intend to sell properties in the secondary market. Agents dealing with off-plan properties or leasing, however, do not require this permit.

 Here's what's involved:

Complete a Four-Day Course

Attend a four-day course offered by the  Dubai Real Estate Institute (DREI ). This course, approved by both the Dubai Land Department (DLD) and the  Real Estate Regulatory Agency (RERA ), covers essential knowledge of industry laws, regulations, and best practices. The course is available online and costs AED 3,000.

Pass the Exam

After completing the course, you must take the Real Estate Brokerage Exam. The exam assesses your understanding of Dubai's real estate laws and regulations. The fee for this exam is AED 3,200 for bachelor's degree holders and AED 6,300 for non-degree holders.

Obtain a Police Clearance Certificate

To apply for your Dubai Broker license, you'll need a Police Clearance Certificate, which can be obtained from the Dubai Police website. It costs AED 200 and takes approximately two days to process.

Apply for Your Brokers License

Your agency's administrative team will submit your application for a Brokers License on the Trakheesi portal. This application includes the Police Clearance Certificate, proof of course completion at DREI, and proof of passing the exam. Once approved, the Economic Department will issue your broker's license and card. Registered real estate brokerages typically have an account on the DLD site to facilitate this process.

Receive Your Credentials

You will receive your Trakheesi login and Brokers License within one or two days after submitting all required documents. Remember to renew your license one month before the expiry date to avoid penalties.
